Property Historical Sales is a true representation of property sale records from 1993 to the present, and is built from information provided by state and local Recorder of Deeds offices. It includes over 100 attributes related to the sale of a property, covering over 2,740 counties in the United States. The product contains attribution for seller and buyer, property address, recorder and deed information, and sale and mortgage information.
Property Historical Sales contains a number of IDs to enhance the usability of the product and provide linkage to other Precisely products. Each record in the product contains a unique product ID (HPAID), a PAID to relate the Property Attributes Assessment product, and the PLINKID to associate property records to the Precisely Parcel Boundaries polygonal dataset. In addition, the product contains the PreciselyID (PBKEY), the unique ID for an addressable location. If a property record represents a secondary address within a building, the parent building PreciselyID will also be provided in a separate field called PARENT.
It is very common for Assessment and Deed information to be analyzed together, and therefore the Property Historical Sales product is meant to be used along-side the Property Attributes Assessment product. Simply link these two datasets together via the Property Attributes ID (PAID) and get full access to all Assessor and Deed information for a given property. There are scenarios however, where a deed record cannot be linked successfully to an assessment record in product. For example, new property sales that may not have occurred at the time the assessment public roll data was published. Recognizing that this deed information is valuable, we provide all the unmatched records within a folder called “unmatched_files.”
The product includes a Change Log file to allow users to leverage the HPAID to perform incremental updates with each release. The file layout is same as the Property Historical Sales product but includes an additional CHANGE_TYPE field that contains the following values:
- A - Add record
- D - Delete record
- U - Update record
These values help customers understand what action is necessary to perform the incremental updates on their property database.
