How often do you gather data?

Data is usually collected monthly. The timing depends on each jurisdiction’s assessment process.

What is the difference between seller/buyer address and property address?

The seller/buyer address is the mailing address for a person(s) or cooperation, whereas the property address is the situs (physical location) address for the property. In the majority of cases, the property address and the address to which a tax bill is sent will be one and the same. Instances where an alternate address is present in the record include, but are not limited to the property being a secondary residence that the owner does not occupy most of the time, or if the property has multiple owners who reside at different addresses.

Why are addresses missing from some records?

Address fields may be blank for certain property types, such as fields, alleyways, undeveloped subdivisions, or unimproved (vacant) land. Also, some jurisdictions may not assign a street address to a property until a building permit is issued for the property.

Why would a deed record match to an assessment record in one release and then be found in the unmatched file in a given subsequent release?

There a two reasons why this might occur:

  1. The deed transactions for a property are rematched to the latest assessment record every time a county assessment file is refreshed. If a parcel is no longer active and was not included in new assessment file, the corresponding deed transactions for that parcel will move to the unmatched files dataset.
  2. Assessment data file attribution utilized to make a match has changed, and a match can no longer be made.

Why does many attributes have value as -9999?

To prevent null values from converting to zero when data is uploaded to certain software applications, null values for numerical data type attributes such as Integer, Big Integer, Float, and Decimal are represented as -9999 in the dataset.
